Under the Party Wall Etc Act 1996 any works that are undertaken on or near these structural features require notification to the adjoining building owners by the building owner. Party Walls can be those walls which support structures or simply act as a boundary.
The Party Wall Etc Act 1996 is intended to regulate interactions between neighbouring owners; it provides guidelines and rules for compliance which must by law be adhered to by all property owners, or else risk delays, add-on-cost, and penalties during planned works.
Sonnex Surveying will act as consultants for our clients’ party wall concerns providing professional support and advice to successfully navigate and satisfy the party wall legislation.
Our Managing Director commands over 25 years’ experience in these matters and would be glad to discuss your party wall matters with you by phone or in person. Contact our office to talk with us and book an appointment.
Where communications have broken down between parties or concerns regarding skills, ability or workmanship have arisen litigation may become necessary.
We are qualified and experienced in acting as an expert witness for contentious property matters, to provide an independent expert opinion prepared in line with the Civil Procedure Rules.
We will produce a detailed report providing an expert appraisal of the situation which often is sufficient to enable the parties to reach an agreed settlement, avoiding costly court proceedings.

Sonnex Surveying are RICS members with experience and knowledge of issues and the law concerning boundary disputes.
Boundary disputes could arise from concerns over your own boundary fence position when neighbouring owners build their own garden boundary fence or wall, or it could be that a neighbouring property extension is overlapping onto your own property’s route of access.
Disputes may lead to requirement for legal proceedings, as such it is necessary to seek professional appraisal of your case by a Chartered Surveyor.
This can involve survey of the land, examination of Deeds and the Plans attached to them, and reference to historical documents and aerial photographs. Should court action take place we may on our clients’ behalves provide the Court with the appropriate advice required to make a judgement.
Following dispute settlement, as your Chartered Surveyor we will mark out the boundary line and should you require it, supervise any fencing or building contractors, to ensure ongoing compliance.
Contact our office to discuss your case and for more information visit www.rics.org/boundarydisputes.
